He will actively coordinate with buyer's notary or laweyer to oversee document drafting, review and verify adjustments to be made related to property tax, utilities, rental deposit, etc as well as taking extra care about commissions to be paid to the realtors ( if applicable), order final payout statement  from the bank ( to discharge the mortgage charge from the title in order to provide clear title to the buyer), issue the mortgage payout cheques to the bank along with the forms and docuements to dicharge the mortgage from the title
